Buying from abroad

A clear written brief makes remote comparison efficient and avoids organising a trip around residences that do not fit.

Write the brief first

Note your budget in US dollars, intended use, timing and the people involved in the decision. It lets Raphael compare residences remotely and propose visits that are worth the trip.

Coordinate your advisers before committing

Ask which ownership structure suits your circumstances, what documents the closing parties require, how remote signing would work and when funds must be available. Confirm wire instructions through a separately verified channel. Do not send identity or bank documents through a website form.

Plan for ownership, not only purchase

Discuss rental reporting, ongoing expenses and an eventual sale with appropriate advisers. The IRS describes FIRPTA withholding, which applies when a foreign person disposes of US real property; it should not be presented as an extra purchase tax on every foreign buyer.

Property and immigration are separate

Investor visa programmes have their own requirements. A building’s marketing is not a promise of a visa. Eligibility to buy and any restrictions should be checked for the specific buyer and offering.

Ask a question

A name, an email and your question are enough. Raphael replies personally.

Please do not include passport, bank or other sensitive documents.
