Start with the association budget
Ask for the current budget and what the quoted fee includes: reserves, insurance, utilities, parking, valet, club access and service charges are described differently from one project to the next. A fee per square foot is not comparable until you know the billing period and which area measurement it applies to.
Add the other categories separately
List property taxes, the insurance you must carry, utilities outside the association budget, maintenance, financing and any management fees. For a furnished rental concept, clarify replacement obligations and operating charges. For a private building, check whether advertised memberships or marina rights cost extra.
Property taxes for a future residence
The Miami-Dade Property Appraiser publishes property records and a tax estimator. A tax bill based on the land before construction is not a reliable estimate for the completed residence; use the right assumptions and ask a qualified professional about the specific property.
Mark what is unknown
An attractive headline fee should not hide a large unresolved category. On this site, association fees appear only when documented, with their basis; otherwise they are listed as to be confirmed.
