How to compare floor plans

Two plans with the same total area can live very differently. Compare the same measurement first, then the way you will actually use the home.

Use the same area definition

Interior living area, a terrace-inclusive marketing area and an assessor’s measurement are not interchangeable. Ask for the current dimensioned plan of the specific residence, with interior and outdoor areas shown separately.

Test the plan against daily life

Look at bedroom windows, bathroom access, circulation, storage, columns, furniture placement, a place to work and the link between kitchen, living room and terrace. Check what the plan shows as optional, which finishes are included and whether a den is presented as a bedroom.

Position matters as much as layout

Floor level, exposure, neighbouring buildings, service areas and elevator access change the experience even when two plans are similar in size. A rendering is not the view from every residence.

Price per square foot, carefully

Only calculate a price per interior square foot when the price and the verified interior area belong to the same identified residence. If either is missing, ask for it rather than filling the comparison with a misleading number.

Ask a question

A name, an email and your question are enough. Raphael replies personally.
