Financing a new development purchase

Organise the financing conversation around the purchase timetable, not around today’s headline rate.

Map the timetable

Identify when deposits are due, when the lender will assess the completed residence and what happens if delivery moves. Ask what an early preapproval does and does not commit the lender to, and when your application and documents will need updating.

Compare complete written offers

Compare written loan offers for the actual residence, your borrower profile and your intended occupancy. A rate without fees, points, term, currency assumptions and closing conditions is not a complete comparison. The Consumer Financial Protection Bureau publishes resources on comparing loan offers, Loan Estimates and closing documents.

The building is reviewed too

For a condominium, ask the lender what project documentation it needs and whether the building’s rental or operating model affects eligibility. If you live abroad, obtain the lender’s specific documentation requirements rather than assuming a universal foreign-national programme.

Keep contract and loan separate

Your attorney explains what the contract provides if financing changes; your lender explains its approval conditions. This site does not promise approval, a particular down payment or a future interest rate.

Ask a question

A name, an email and your question are enough. Raphael replies personally.
